Understanding Property Tax
Property tax is levied on property ownership, whether the property is rented, owner-occupied, or unoccupied.
Our contribution for the property tax is one way where we can help to secure our children’s education, improve the medical facilities for the folks, and make park for all to enjoy.
Annual Property Value (AV) The AV is calculated based on the estimated market rental value of similar properties. Comparison can be made with rental listings on the HDB and URA websites.
Tax Rates for Different Properties
Calculation of Property Tax Property tax payable equals the Annual Value multiplied by the corresponding tax rates. For owner-occupied and non-owner-occupied residential properties, tax rates vary progressively. All other properties incur a 10% tax on the Annual Value.
Application for Owner-Occupier Tax Rates If you reside in a property currently taxed at non-owner-occupier residential rates but occupy it as an owner, you can apply for owner-occupier tax rates through IRAS’s digital service, “Apply for Owner-Occupier Tax Rates.” You can also track your application status within the same digital service.
Property Tax Payment Information
Your property tax payment deadline is set for January 31, 2024.
Customized SMS reminders from IRAS will include details such as your property address, the payable tax amount, and your property tax reference number. Final reminders will be dispatched during the last week of January.
2. GIRO Payments
For individuals, enjoy a one-time deduction or opt for up to 12 interest-free monthly installments with GIRO.

Taxpayers with a previous GIRO arrangement with IRAS can reactivate GIRO via myTax Portal (Apply for Payment Plan).
3. Checking Property Tax Balance
To check your property tax balance, access the IRAS bot by clicking ‘IRAS Bot’ at the bottom right of the webpage or use the Check Property Tax Balance digital service.
Electronic Property Tax (e-PT) Billing
Opt for e-PT bills for convenience and sustainability. You’ll receive SMS and/or email notifications when your e-PT Bill is prepared. Access your bill via our View Property Tax Notices digital service.

2. Enhanced Digital Experience for Property Tax Billing
For owners with multiple properties who’ve chosen the consolidated electronic property tax bill, a single notification will be sent instead of separate ones. You can view your digital bills at http://mytax.iras.gov.sg.
IRAS improved property dashboard offers a comprehensive view of your property portfolio and allows you to print a consolidated summary statement.
Corporate owners can download crucial property tax information tailored to their company’s requirements.
3. Interactive Property Tax Bill (i-Bill)
Access and settle your property tax bills on mobile devices or laptops through i-Bill.
Every December, IRAS sends a unique link via SMS and/or email to selected residential property owners for bill viewing on an interactive platform. The last 4 digits (e.g., 6789) of the owner’s ID (e.g., NRIC or FIN) will be necessary for verification purposes.
